good morning po,, ask ko lang po regarding sa pagbili ng lupa,, may balak kasi kaming bilhing lupa, under EP title ang property before pero naipatransfer na ng owner sa latest title which is tct na,, hindi ho ba kami magkakaproblema in the future if ever na bilhin namin ang property?
Kapag may TCT na ang lupa, ito ay nangangahulugan na sila na talaga ang may-ari ng lupa. Ang gagawin niyo na lang is mag investigate if meron bang lis pendence (if naka-mortgage ba ito, or nakasanla sa iba) sa lupa. Alamin niyo muna kung clean ang titulo ng lupa na bibilin niyo, pwede kayo pumunta sa Registy of Deeds na nasasakupan ng lupa na bibilin niyo at mag tanong kung malinis ba ang titulo.
